These Terms & Conditions apply to bookings and stays at Lead & Linen. Please read them before making a booking. By confirming a reservation, the person making the booking agrees to these terms on behalf of everyone included in the booking.
1. About Lead & Linen
Lead & Linen is operated by Olga Pull, trading as Lead & Linen, a sole trader based in Sutcombe, Devon, United Kingdom.

Lead & Linen is an owner-occupied, adults-only countryside accommodation offering three guest rooms, breakfast and selected additional services.
2. Making a booking
The person making the booking must be aged 18 or over, have authority to make the booking on behalf of all guests included in it, and ensure that all information supplied at the time of booking is accurate.
All overnight guests must be aged 18 or over.
A booking is confirmed when Lead & Linen issues a booking confirmation. Guests should check the confirmation carefully and contact us promptly if any details are incorrect.
Rates, inclusions and any specific conditions applying to a rate will be shown during the booking process. Where a booking is made through a third-party booking platform, that platform's booking and payment terms may also apply. If there is an inconsistency, any mandatory consumer rights will continue to apply.
3. Rates and payment
Prices are quoted in pounds sterling and include the items stated in the booking confirmation.
Flexible Rate: no deposit is required. A valid payment card is required to guarantee the reservation. Payment for the stay is taken on arrival.
Advance Purchase Rate: payment is taken in full at the time of booking. The rate is offered subject to the specific non-refundable and non-amendable conditions displayed when the booking is made.
Lead & Linen does not routinely take a damage deposit or place a fixed pre-authorisation hold for incidentals. This does not affect a guest's responsibility for legitimate charges arising under these Terms & Conditions.
Any statutory rights are unaffected.
4. Cancellations and amendments
Flexible Rate bookings may be cancelled or amended without charge until 12 noon (UK local time) on the day before the scheduled arrival date, subject to availability for any requested amendment.
If a Flexible Rate booking is cancelled after that deadline, or the guest does not arrive, Lead & Linen may charge a reasonable cancellation amount reflecting the loss caused by the cancellation. This may be up to the value of the booking where that reflects our actual loss. In determining the amount, we will take account of costs saved and any amount recovered if the room is resold.
Advance Purchase bookings are paid in full at the time of booking and are sold on a non-refundable and non-amendable basis if the guest cancels. This condition will be made clear before the booking is confirmed. Any amount retained following cancellation will remain subject to applicable consumer law and will not exceed the loss Lead & Linen is legally entitled to recover, taking account of relevant costs saved and any amount recovered if the accommodation is resold.
Accommodation booked for a specific date or period does not generally carry the standard 14-day cancellation right that applies to many distance contracts.
To cancel or request an amendment, guests should use the method stated in their booking confirmation or contact Lead & Linen directly. A cancellation is effective when it has been received and acknowledged.
If a guest chooses to leave before the confirmed departure date, there is no automatic entitlement to a refund for the unused part of the stay. Any amount retained or charged will be considered fairly in light of the circumstances, costs saved and any ability to resell the accommodation.
5. If Lead & Linen needs to change or cancel a booking
We will make every reasonable effort to provide the accommodation and services confirmed in the booking.
If circumstances beyond our reasonable control make it impossible to provide the booked stay, we will contact the guest as soon as reasonably possible. Where we cancel a stay and the guest is not at fault, any payment already made for accommodation or services that cannot be provided will be refunded.
Nothing in these terms removes rights or remedies available to guests under applicable consumer law.
6. Arrival and departure
Standard check-in is from 3:00pm on the day of arrival.
Check-out is by 11:00am on the day of departure.
Where possible, a later check-out may be available by prior arrangement, but it cannot be guaranteed.
Guests are asked to let us know if their expected arrival time changes significantly, particularly if they expect to arrive late.
7. Adults-only stay
Lead & Linen is an adults-only property. All overnight guests must be aged 18 or over.
The person making the booking is responsible for ensuring that everyone included in the booking meets this requirement.
8. Breakfast, allergies and dietary requirements
Breakfast is included where stated in the booked rate.
Guests should tell us about allergies, intolerances and dietary requirements before arrival so that we can prepare appropriately.
While we will take reasonable care and will discuss requirements with guests, food is prepared in an environment where allergens are present. We cannot guarantee a completely allergen-free environment or eliminate all risk of cross-contact.
Guests with a serious allergy should contact us before booking or as early as possible before arrival so that we can discuss whether we can safely meet their needs.
9. Daily room refresh and access
Guest rooms receive a light daily refresh during the stay. This may include emptying bins, light cleaning and tidying, and replenishing selected room supplies where required.
Bed linen and towels are not routinely replaced during a stay. Fresh towels or additional linen can be provided where reasonably required; guests should simply ask.
Guests agree to allow Lead & Linen reasonable access to guest rooms for routine servicing, maintenance, safety, emergencies and other necessary operational purposes. We will aim to minimise disruption and, wherever reasonably possible, carry out routine servicing at a convenient time.
10. Guest pantry and shared areas
The guest pantry is a shared space provided for the convenience and enjoyment of staying guests.
Guests may store personal food, drinks and other belongings in the shared pantry and fridge at their own risk. Guests are expected to respect property belonging to other guests.
Lead & Linen cannot accept responsibility for personal food, drink or other belongings that are lost, removed, consumed or damaged in shared guest areas, except where liability cannot lawfully be excluded.
Guests should leave shared spaces reasonably clean and safe for others to use.
11. Dogs
Dogs must be declared as part of the booking.
We know that dogs and the space they need do not always fit neatly into a fixed number. If you would like to bring more than one dog, please contact us before booking so that we can discuss the dogs' size, breed and individual needs and confirm whether the chosen room provides suitable space for everyone.
Lead & Linen may reasonably limit the number of dogs in a room where we believe the accommodation would not provide sufficient space, would not be appropriate for their welfare, or could materially affect the comfort or safety of other guests.
Guests remain responsible for the supervision, behaviour, welfare and control of their dogs throughout the stay.
Dogs must be kept under control and on a lead in shared indoor areas of the guest house outside the guest's own bedroom.
Guests are responsible for cleaning up after their dogs in the grounds and for using the facilities provided responsibly.
Where a dog causes damage or creates a need for cleaning substantially beyond the normal service, the general damage and additional-cleaning provisions in these Terms & Conditions apply.
Guests are responsible for ensuring that any dog brought to Lead & Linen may lawfully be kept in England and that all legal requirements applying to that dog are met throughout the stay.
If a dog is a prohibited type under the Dangerous Dogs Act 1991 and is lawfully kept under a valid Certificate of Exemption, or is otherwise subject to legal restrictions, the guest must contact Lead & Linen before booking. The guest remains responsible for complying with every condition that applies to the dog, including requirements relating to secure control, leads, muzzles and documentation where applicable. Lead & Linen may decline a booking where we cannot safely or lawfully accommodate the dog.
12. Dog sitting, dog walking and photography
Dog sitting, dog walking and photography experiences are additional services and are subject to availability and any separate arrangements confirmed with the guest.
Guests must provide accurate information about a dog's health, temperament, behaviour, medication and any other matter that could reasonably affect the safe provision of dog-care services.
Andy Pull Photography operates separately from Lead & Linen. Where a photography experience is arranged, relevant booking information may be shared as necessary to organise the session. Any separate terms relating to the photography service will apply where provided.
13. Damage, missing items and additional cleaning
We understand that accidents happen. Guests should tell us as soon as reasonably possible if something is damaged, broken or lost so that we can help resolve it.
Guests are responsible for the reasonable cost of repairing or replacing Lead & Linen property that is deliberately or negligently damaged, lost or removed during their stay, and for reasonable additional cleaning costs where a room or other part of the property is left in a condition requiring cleaning substantially beyond our normal service.
Normal wear and tear will not be charged.
Any charge will be reasonable and reflect the actual loss or cost incurred. Where a charge may be necessary, we will contact the person who made the booking and explain the reason and amount. Nothing in this clause permits Lead & Linen to impose a penalty or an excessive charge.
14. Guest behaviour and use of the property
Guests are expected to treat the house, grounds, other guests, neighbours and the Lead & Linen household with reasonable care and consideration.
Guests are asked to take reasonable care of the property and to close and secure bedroom windows and doors when leaving the accommodation.
The accommodation may only be occupied by the guests included in the booking unless Lead & Linen has agreed otherwise.
Parties, events or gatherings involving non-resident visitors are not permitted unless expressly agreed in advance.
Guests must not engage in unlawful activity, create unreasonable noise or disturbance, or behave in a way that presents a material risk to people, animals or property.
If a guest commits a serious breach of these terms, behaves unlawfully, threatens safety, or causes serious or repeated disturbance or damage, Lead & Linen may require the guest to leave where it is reasonable to do so. Any payment retained or additional amount sought will be limited to what is fair and legally recoverable in the circumstances.
15. Smoking and vaping
Lead & Linen is a completely smoke-free and vape-free property.
Smoking and vaping are not permitted anywhere inside the house or within the grounds and gardens.
Candles, incense and other naked flames are not permitted in guest bedrooms or shared guest areas.
Guests are responsible for ensuring that members of their party comply with this policy.
16. Fire safety
Guests must familiarise themselves with the fire and evacuation information provided at the property and follow all fire-safety instructions.
Escape routes, stairways, corridors and fire doors must be kept clear. Guests must not wedge open fire doors or tamper with, cover, disable or interfere with smoke detectors, fire alarms, emergency lighting or other fire-safety equipment.
Our routine fire alarm test normally takes place each Friday at approximately 12 noon. Guests will be advised if this arrangement changes.
If the fire alarm sounds at any other time, guests must treat it as an emergency and follow the evacuation instructions immediately.
Guests should report any fire-safety concern or damaged safety equipment to us promptly.
17. Personal belongings, vehicles and valuables
Guests are responsible for taking reasonable care of their personal belongings, valuables and vehicles during their stay.
Lead & Linen will take reasonable care in providing the accommodation but cannot accept responsibility for loss, theft or damage to personal belongings or vehicles unless caused by our negligence or where liability cannot lawfully be excluded.
Any lost property found after departure may be retained for a reasonable period. Reasonable postage or courier costs may be charged if a guest asks for an item to be returned.
18. Parking, grounds and countryside setting
Parking is provided for staying guests where stated in the booking information. Vehicles and their contents remain at the owner's risk except where liability cannot lawfully be excluded.
Lead & Linen is a rural countryside property. Guests should take reasonable care when using gardens, paths and outdoor areas, particularly in wet, dark or uneven conditions.
Guests are responsible for choosing walks and outdoor activities suitable for their own abilities and circumstances. Information or suggestions about local walks, beaches and places to visit are provided in good faith and do not remove the guest's responsibility to check current access, weather, tide, dog-control or other relevant conditions.
19. Wi-Fi, television and other facilities
Wi-Fi, television and other guest facilities are provided for reasonable personal use. Service availability may occasionally be affected by maintenance, rural connectivity, utility interruptions or matters outside our reasonable control.
Guests must not use internet services for unlawful purposes or in a way that materially interferes with the service available to others.
20. Accessibility and individual requirements
Guests who have accessibility needs or other requirements that may affect whether the property or a particular room is suitable should contact us before booking.
We will provide accurate information about the property and make reasonable efforts to assist, but the rural setting and physical layout of the house may mean that some requirements cannot be accommodated.
21. Services and facilities outside our control
Occasionally, facilities or services may be unavailable or affected by circumstances outside our reasonable control, including utility interruptions, severe weather, road conditions, telecommunications failures or emergency works.
We will take reasonable steps to minimise disruption and will communicate material changes where appropriate. Guests' statutory rights are unaffected.
22. Liability
Nothing in these Terms & Conditions excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or rights that cannot be excluded under consumer law.
Subject to the above, Lead & Linen is responsible for providing the accommodation and services with reasonable care and skill and in accordance with the booking.
Guests remain responsible for their own actions and for complying with these terms and reasonable safety instructions.
23. Privacy and personal information
Personal information is handled in accordance with the Lead & Linen Privacy Policy and Cookie Policy.
Information may be shared with service providers where necessary to administer a booking, process payment, provide requested services or meet legal obligations.
24. Complaints and resolving problems
If something is not right during a stay, please tell us as soon as possible. We would much rather have the opportunity to address a problem while you are here.
If a concern cannot be resolved during the stay, please contact us at hello@leadandlinen.co.uk with the relevant booking details and a description of the issue.
These terms do not affect any statutory rights or remedies available to consumers.
25. Governing law
These Terms & Conditions and bookings with Lead & Linen are governed by the law of England and Wales.
Guests who live elsewhere in the United Kingdom may also benefit from mandatory consumer protections and rights to bring proceedings that apply in the part of the UK in which they live.
26. Changes to these terms
We may update these Terms & Conditions from time to time as Lead & Linen develops or our services change.
The terms that apply to a booking are the terms provided or made available when that booking is made, together with any later change expressly agreed between Lead & Linen and the guest.
